WE REQUIRE THAT A PROSPECTIVE CLIENT/TENANT COMPLETE AN APPLICATION AND HAVE AVAILABLE THEIR SECURITY DEPOSIT BEFORE A HOUSE OR APARTMENT WILL BE SHOWN.  SECURITY DEPOSIT IS EQUAL TO 1 MONTH’S RENT UNLESS OTHERWISE INDICATED. AFTER YOU HAVE VIEWED THE PROPERTY AND ARE INTERESTED, A $75.00 (plus $25 for each additional person) DEPOSIT IS REQUIRED BEFORE PROCESSING OF YOUR APPLICATION. THIS WILL HOLD THE HOUSE OR APARTMENT FOR 24 HOURS WHILE YOUR APPLICATION IS PROCESSED. THE APPLICATION PROCESS CONSISTS OF A LANDLORD REFERENCE, INCOME VERIFICATION, CREDIT REPORT, CRIMINAL BACKGROUND, AND AN EVICTION SEARCH.   ONCE ACCEPTED YOU WILL HAVE FORTY-EIGHT (48) HOURS TO BRING THE BALANCE OF THE SECURITY DEPOSIT TO OUR OFFICE AND SIGN YOUR LEASE OR YOU WILL FORFEIT YOUR $75.00 (and any other money paid) AND LOSE THE HOUSE OR APARTMENT. ONCE YOU ARE ACCEPTED AND FULL SECURITY DEPOSIT IS PAID, WE WILL HOLD THE VACANT PROPERTY FOR UP TO TWO WEEKS AT WHICH TIME RENT WILL BEGIN AND THE FIRST MONTHS RENT MUST BE PAID. THIS WILL NEED TO BE PAID EVEN IF YOU ARE NOT MOVING IN IMMEDIATELY. HOUSES AND APARTMENTS ARE AVAILABLE ON A FIRST COME, FIRST SERVE BASIS WITH PREFERENCE GIVEN TO CURRENT CLIENT/TENANT. YOU WILL ALSO NEED A MINIMUM OF ONE-YEAR INCOME HISTORY TO BE CONSIDERED WITHOUT A CO-SIGNER. HIGHER EDUCATION MAY BE CONSIDERED INTO THIS TIME FRAME. IF UNABLE TO PROVIDE REFERENCE, A DOUBLE SECURITY DEPOSIT OR A CO-SIGNER IS REQUIRED. IF YOU ARE SELF-EMPLOYED, WE WILL USE YOUR INCOME TAX REPORTS. IF THERE ARE ANY QUESTIONS REGARDING OUR POLICY, PLEASE ASK AT THE TIME OF INQUIRY TO AVOID ANY MISUNDERSTANDINGS. TENANTS ARE REQUIRED TO HAVE RENTER’S INSURANCE AND A COPY ON FILE AT CHERRY LANE.
