AFTER YOU HAVE VIEWED THE PROPERTY AND ARE INTERESTED, A $75.00 (plus $25 for each additional person) DEPOSIT IS REQUIRED BEFORE PROCESSING OF YOUR APPLICATION. THIS WILL HOLD THE HOUSE OR APARTMENT FOR 24 HOURS WHILE YOUR APPLICATION IS PROCESSED. THE APPLICATION PROCESS CONSISTS OF A LANDLORD REFERENCE, INCOME VERIFICATION, CREDIT REPORT, CRIMINAL BACKGROUND, AND AN EVICTION SEARCH. ONCE YOU ARE ACCEPTED AND FULL SECURITY DEPOSIT IS PAID, WE WILL HOLD THE VACANT PROPERTY FOR UP TO TWO WEEKS AT WHICH TIME RENT WILL BEGIN AND THE FIRST MONTHS RENT MUST BE PAID. YOU WILL ALSO NEED A MINIMUM OF ONE-YEAR INCOME HISTORY TO BE CONSIDERED WITHOUT A CO-SIGNER. HIGHER EDUCATION MAY BE CONSIDERED INTO THIS TIME FRAME. IF UNABLE TO PROVIDE REFERENCE, A DOUBLE SECURITY DEPOSIT OR A CO-SIGNER IS REQUIRED. IF YOU ARE SELF-EMPLOYED, WE WILL USE YOUR INCOME TAX REPORTS.
